North York YMCA, 567 Sheppard Avenue East

The YMCA of Greater Toronto and Tridel are delighted to collaborate on this important redevelopment project. The YMCA and Tridel aim to create a sustainable mixed-use development that provides housing solutions and fosters community well-being.

This proposal would create a new YMCA space, provide more housing options, and dedicate parkland to extend Kenaston Gardens Parkette at Bayview and Sheppard.

Location

The site is located at the southeast corner of Sheppard Avenue East and Bayview Avenue in North York, next to Bayview Subway Station. 

It extends along Bayview Avenue to the west, Sheppard Avenue East to the north, Kenaston Gardens to the east, and Highway 401 to the south.


Proposal Highlights

This proposal is to redevelop the current site with a new mixed-use development comprised of:

  • A New YMCA Facility
  • Two New Residential Towers
  • Onsite Parkland Dedication as an extension to Kenaston Gardens Parkette
  • New Pedestrian Connections

The YMCA has been serving the North York community from this site for over five decades and is thrilled to continue to be a part of it. The redevelopment will provide a new, fully accessible, modern, and efficient facility and allow the YMCA to meet the needs of this growing community well into the future. 

The existing YMCA Health and Fitness Centre will remain open and operational for members to continue to use until the new facility is completed. We will continue to deliver child care to our North York families through the redevelopment process.

This is a preliminary concept of the new Y’s appearance and may change.

The Site

Where is the site located?

The site is located at 567 Sheppard Avenue East, on Sheppard Avenue between Bayview Avenue and Highway 401 within the Bayview Village neighbourhood.

What currently exists at 567 Sheppard Ave East?

The site is currently occupied with a 1- to 2-storey building comprised of the North York YMCA, as well as a surface parking lot and a bus loop associated with Bayview TTC Station. 


Proposal

What is this proposal for?

The proposal includes the redevelopment of the site with two new residential towers, a new YMCA, a new public park, new open spaces, and a series of new pedestrian connections.

Is the YMCA going to remain in the new development?

Yes, the YMCA will remain in the new development. The YMCA has been serving the North York community for over five decades from this site and is thrilled to continue to be a part of the community as part of this redevelopment. The existing Health and Fitness facility will remain open and operational during the redevelopment for members to use until the new facility is completed.

Who is the architect behind the proposed design?

The project architect is Toronto-based BDP Quadrangle, one of Canada’s leading architecture, design and urbanism practices.

How tall will the residential buildings be?

The residential buildings are proposed at 45 and 55 storeys.

Will the new YMCA be designed with the environment in mind?

Yes. We will be seeking LEED Gold and Toronto Green Standard Tier 2 certification.

Do you plan to connect the Y to the subway station?

There is no proposed below grade connection between Bayview Subway Station and the new North York YMCA. We are separated from the station by a natural gas easement. As a result, our current proposal includes an outdoor pedestrian connection from the Y to the TTC’s Bayview station on Sheppard Avenue. The Y’s front entrance will be less than 50 metres from TTC station.

How much parking will there be?

The number of parking spaces we have proposed exceeds the maximum permitted by the city of Toronto on a site so close to a subway station. We have heard concerns about this from some members, however, and are investigating.

Will the new building be the same size as the current Y?

No. The new YMCA Centre of Community is approximately 70,000 square feet in size compared to the existing facility which is approximately 110,000 square feet in size. The current building opened in 1980 and since then we’ve become much more efficient in our use of space. That allows us to offer the same amazing programs and services in a smaller footprint.

What kind of traffic impact will this have?

As part of our development application, we are required to prepare a Transportation Impact Study (TIS) to evaluate the impacts of the proposed development on traffic and the transportation network in the area. The TIS is the subject of ongoing review by the City’s transportation experts and is available to download at the City’s Application Information Centre (AIC).

Planning Process

Will there be an opportunity for members to provide input?

We plan to connect with our Y members and child care families in the future about the programs and services within the new Y.

When did you submit your application to the City of Toronto?

We submitted our development application to the City in April 2024.

What kind of consultation are you doing?

To date, we have met with our local Councillor multiple times, the Councillor’s staff, and city staff before filing our joint redevelopment proposal. We’re committed to engaging the community throughout the process which began with a city-initiated community consultation about the proposed site plan on July 18, 2024.

We also plan to connect with our Y members and child care families in the future about the programs and services within the new Y.

Timelines

When will construction and demolition begin?

 It’s too early to say. We will update information here as it is known.

When is the estimated completion date?

Given we’re still going through the City’s review process, it is too early to say. We will be sure to update our staff, members and child care families throughout the process, as well as update this page.
